I have been recently looking for ways to easily learn and teach. I came across udemy.com. There are over 160,000 people who have signed up. As you can see below there are over 1,200 courses in many, many areas available for you. They range from free to a few hundred dollars and every price point in between.

Here is a video of a master at work. It is a youtube video of Bruce Hardie delivering his standard listing presentation. As I recall, he lists something like 90% of the properties he goes after. It is only about 5 minutes long and clearly worth your time. As you can tell, he has his presentation standardized and systematized.
Grab a pen and paper, take notes, and revise your presentation but only if you really want to list more properties.
